Terms of Use

It is the responsibility of all clients booking the Roost to insure they:
a) have sufficient third party liability
b) inform the correct local council departments if they consider their production activities will in any way be a nuisance to neighbours, involve excessive parking requirements or may cause a disturbance with noise, excessive lighting or excessive numbers of people.

Please ensure you find time to visit the location prior to shooting as areas of The Roost change decor often , we can send over phone snaps of any areas on request but it is not our responsibility to present up to date images on a weekly basis on our websites - the images shown represent The Roost past and present to show what is possible as well as what is current.

Terms and Conditions

Booking options remaining unconfirmed at 1200hrs two working days* before may be removed without notice. We reserve the right to withdraw first options in favour of clients who are able to confirm. We will of course attempt to contact you if this should occur however it is ultimately your responsibility.

We require a confirmation email to be completed by each and every client, it is the clients responsibility to ensure this is completed and sent with all relevant booking,reference, PO, numbers and invoice details prior to the shoot day.

Cancellation of confirmed bookings; up to 48hrs prior to use, 100% cancellation fee is payable and any other time in excess of 48hrs* prior to use, 50%. of the fee is payable by way of a cancellation fee (*Working days are Monday to Friday 09.00 – 18.00hrs). Terms of payment vary due to the nature of each production, we reserve the right to ask for full or part payment in advance and equally to allow 30 days terms.

For larger bookings of three consecutive working days and longer, the cancellation is proportionate, ie if a seven day booking, then 100% cancellation fee applies from seven days from the proposed start date, fourteen days then fee applicable from fourteen days from agreed commencement. If in doubt please ask so we are all clear.

We reserve the right to let out the location following cancellation for however many days as we may secure a booking at short notice.

Refreshments/Catering;  We have recommended caters on the website but feel free to bring in your own caterers for shoots - weddings and events please confirm the arrangement with Steph@madlocations.com as it’s more complex being a larger rustle up!

Any equipment and valuables left on the premises are done so at the client’s own risk. Wee 3 ltd do not accept any responsibility for loss or damage to any goods whilst on the premises.


Wee 3 ltd cannot be held responsible for and disruptions to your shoot caused by a third party, nor can we be liable for any loss or damage to any equipment or items whilst in the studios.

Condition of premises; you must leave the studio at the end of the hire period in the same condition in which they are provided to you at the commencement.

All refuse must be bagged up by you at the end of the shoot. If more than two large bin bags a charge may be levied for disposal. You are responsible for and must make payment for any damage caused to the premises during the hire period by any act or neglect on your behalf or anyone for whom you are responsible (which shall include everyone that you permit to enter the studio whilst you a hiring). If Wee3 ltd, its staff or appointed representatives have to redress the studio or carry out any repairs or decoration on your behalf the rate applied will be the same rate as agreed for overtime as these works will be  considered as part of the job/contract

All rates quoted are for 9 hour days unless otherwise stated/agreed.

Overtime is charged at an additional 20% of the day rate per hr.

Stills - The rates quoted are for one stills crew , if a second crew set up is used on the day then an additional 50% of the day rate will be charged- if unsure please ask, happy to work through a fair solution to use. If in doubt please ask for clarification.

An additional 20% will be charged for all 'behind the scenes' filming, no matter the usage. If in doubt please ask for clarification.

Film/Moving image - different criteria If in doubt please ask for clarification.

In addition clients should be aware that the The Roost is primarily a photographic & film studio studio and treat the building and it’s surroundings accordingly.

Limitation of Liability; Save as provided by law, we shall not be responsible for any loss, damage or injury of whatsoever kind and howsoever arising incurred by you or to any person visiting or attending the premises or working there in connection with this Agreement, provided that nothing in this condition shall exclude or restrict our liability for death or personal injury resulting solely from our negligence or that of our servants or agents. We shall in no event be responsible for any indirect or consequential damage whatsoever arising from any breach of this Agreement by us. We shall not be responsible for any loss or damage to any article of any kind to or left on the premises by any person entering the premises in connection with this Agreement including, without limitation, any equipment you bring on to the premises or any props or personal belongings or your co-workers/guests.

We will not be liable for any loss due to acts or omissions of third parties or for any loss due to any breakdown of equipment, failure of supply of electricity, leakage of water, flooding, acts of terrorism, fire, government restriction, acts of God or any event which is beyond our control which may cause the premises to be temporarily closed or the hiring to be interrupted or cancelled.

Indemnity; You will keep us and our staff and agents indemnified from and against all losses, damages incurred by us or any claims made against us as a consequence of your hire of the Studio/s other than as a consequence or our breach of this Agreement.

Insurance; You shall have in force throughout the hire period a policy of insurance effective with a reputable insurance company covering you against third party risks for a sum of not less than (£1million) and you must ensure that your subcontractors hold similar policies and will produce a copy of such policy to us no later than 7 working days prior to the commencement of the hire period. No sub-hire; this agreement is personal to the Client and not assignable or capable of being sub-hired.

Waiver; Failure by either party to exercise any right under this agreement shall not be deemed to be a waiver of such right nor operate so as to bar the exercise of any other right at any time.

Wee3 ltd holds a PRS/PPL licence for music at The Roost.

ALL PRICES QUOTED ARE EXCLUSIVE OF VAT

Governing Law; these terms of hire shall be governed by English Law.
